How To Find The RIGHT REALTOR®
Picking the right realtor can be like finding a good doctor. You can ask your neighbor, relative or co-worker for a referral. But, how do you know it’s the right one for you?
I prefer the “interview process”. This involves a face-to-face sit down meeting. You will want to know that the realtor will market and sell your home to get you the most amount of money in the least amount of time. What is their marketing plan to get the most exposure for your property? You will want to know how often you’ll hear from the realtor about recently sold listings in your neighbor or recently listed properties in your neighborhood. How knowledgeable are they about the dynamics of the real estate market? Are they a full time real estate professional or part time agent?
Getting an offer is the ultimate goal but is it really the only one? This is where your agent gets to “shine”. This is where the good real estate agent will negotiate the offer on your behalf. A good agent will help negotiate for a win-win. It’s not only about the price though. The terms are also very important. For example, if you are moving to another city as in the case of a job re-location, you may want to counter the terms of closing to suit your situation. Or, conversely, if you are moving to be closer to your parents but haven’t quite found the right property, a good agent may negotiate a post-closing occupancy. This will allow you to rent from the new owners of your home, so you have some time and not feel rushed. And, who wants to feel rushed?
So, remember, anyone can put your home in the MLS or a “For Sale” sign in your yard. Who will work on your behalf to help you to your next chapter in life?
